After passing: three steps to your Takken certificate
Passing the exam alone does not let you work as a Real Estate Transaction Specialist (for example, giving the legally required explanation of important matters). You need these three steps.
STEP 1Meet the registration requirements
You can register if you are not disqualified under Article 18(1) of the Real Estate Brokerage Act and meet one of the following: ※4
- Two or more years of practical experience in the real estate brokerage business
- Completion of the “registration practical course” (toroku jitsumu koshu) approved by the Minister of Land, Infrastructure, Transport and Tourism
- Two or more years in total handling the acquisition or disposal of land and buildings at a national or local government body
If you have less than two years of experience, the registration practical course is the usual route. Only people who have passed the exam can take it. ※5 In Tokyo, practical experience must total two years within the ten years before you apply, and course completion is valid for ten years. Reception, general affairs and accounting work do not count. ※6
STEP 2Register in the prefecture where you took the exam
You apply to the governor of the prefecture where you sat the exam, not where you live. ※4 For Tokyo (as of November 2026): ※6
| Main documents | Application form, written pledge, identity certificate, certificate of non-registration, residence record (juminhyo), certificate of passing (original shown and a copy), photo, proof of eligibility |
| Registration fee | 37,000 yen |
| Processing time | About 30 days (including weekends and holidays). A registration notice postcard is sent |
| How to apply | At the counter or through MLIT’s online system (eMLIT) |
STEP 3Apply for your Takken certificate
After you receive the registration notice, apply for the certificate. The Tokyo fee is 4,500 yen. Within one year of passing, no statutory course is needed; after one year, you must first take the statutory course designated by the prefectural governor. The certificate is valid for five years and renewal requires the statutory course. ※7
Notes for foreign nationals
- Your name: Apply for the exam using one of the names (roman letters, kanji or alias) shown on your juminhyo. A name not on your juminhyo can cause problems at registration. ※2
- Juminhyo details: In Tokyo, the juminhyo must show your nationality, status of residence, period of stay, expiry date and residence card number (without My Number). ※6
- Identity certificate: Instead of the identity certificate issued by a Japanese family-register office, foreign nationals submit a written pledge. The certificate of non-registration is still required. ※6
FAQ
Where can I see the results?
On the RETIO website, which lists successful candidate numbers, the pass criteria and the answer key until the end of July the following year. ※2
Does passing expire?
Tokyo states that passing remains valid even if you do not register. However, if you apply for the certificate more than one year after passing, you must take the statutory course first. ※6 ※7
Can foreign nationals become Takken specialists?
Yes. The Real Estate Brokerage Act has no nationality requirement. The exam and procedures are in Japanese, so keep your name consistent across your juminhyo, residence card and certificate. ※2 ※6
What if I lose my certificate of passing?
It is not reissued, but you can request a certificate of passing (gokaku shomeisho) from RETIO by post, free of charge, and use it for registration. ※8
Keep studying after you pass
MYHOUSING’s Takken study page lets you search questions by keyword and practise with explanations for each choice, including Chinese search and explanations.
